Refurbishments for our new tenant, Rapid Temporary Fencing

The completion of Building 8 at Station205 highlights the many benefits of refurbishing existing structures over demolishing and rebuilding. We're also pleased to welcome our new tenant, Rapid Temporary Fencing, New Zealand’s market leader in temporary fencing hire.

 

Overseen by architect Dean Brown, with construction by Cody Webby and the team at Central Residential Builders, Building 8 has transformed from a tired old warehouse into a first-class commercial space.  

‘We wanted to provide an efficient environment for the new tenant that would keep their running costs to a minimum,’ says Dean. ‘With a limited timeframe available, the idea was to utilise the existing infrastructure and services, and to source a lot of materials second-hand. With Bates Surfaces on-site, we could use their interior products extensively too.’ 

 Sustainability and energy efficiency

For energy efficiency, all the lighting is LED, with room sensors controlling the lighting and fans, and all the plumbing fittings are certified Water Wise tapware.

In the warehouse, existing polycarbonate skylights were enlarged, and the walls were lined with durable, low-maintenance PureCoat – a UV-coated MDF panel. ‘Together, this significantly improves the natural lighting within the space, dramatically reducing the amount of warehouse lighting needed,’ notes Dean.

 

A smooth construction process

Using trusted subcontractors Reardon Electrical, Siteworks, Blast & Spray Painter, and Allstar Plumbing, Cody and his team were able to complete the refurbishment within the limited time available. 

‘It can be tricky using existing materials, as you need to build the spaces to fit the materials, rather than building spaces first and then ordering supplies to fit,’ says Cody. ‘But this went really smoothly. It reduced the build cost as well as timeframes, as usually there is a turnaround to order joinery, whereas Andrew had it on-site within a couple of days.’ 

Innovative design choices 

Another factor that helped speed up the building process, as well as creating a dramatic visual effect, was the use of negative detailing when installing the PlyPlay panels. 

‘Adding negative detail to prefinished plywood wall panels makes the space more visually striking by introducing depth and texture,’ says Cody.  

‘Negative detail also allows the installer more freedom with lining up the PlyPlay panels, rather than perfecting with butt-joining the panels. This speeds up the installation as the fiddliness with butt-joining is removed.’ 

 

A thrilled tenant 

‘We are stoked with the great job that has been done to modernise the warehouse,’ says Murray Yeoman, General Manager at Rapid Temporary Fencing. ‘The large yard was another huge drawcard for us. We are a delivery company, so the location is really well suited to our business – being close to both the Southern and South-Western motorways is a real plus.’ 

 

A sustainable future at Station205 

Continuing Station205’s programme of refurbishing existing buildings has allowed us to create high-quality new spaces in an efficient, environmentally friendly way. Most importantly, our tenants, both old and new, are happy with their workplaces. 

‘This is a first-class facility,’ says Murray. ‘It has turned out much better than we had anticipated, and Andrew Nixon of Station205 has been really great to deal with.’
