As a sole operator with no employees, Walid Al-Tiay needed a workspace that was just the right size—big enough for his equipment but not excessive. It also had to be conveniently located, quiet and well-managed. He found everything he was looking for at Station205.

‘It’s a very quiet space, and the building is very secure,’ he says, ‘which suits me well as I work alone. And the landlord, Andrew, is very nice.’

A space that supports focus and efficiency

With a background in civil engineering and software design, and 17 years of industry experience, Walid provides aluminium composite panel design, fabrication and cladding services. Given that 40% of his work involves research and development, having a quiet space away from major traffic flows is essential for concentration.

‘All the neighbours are quiet too, with only a few using machinery like mine—aluminium cutting machines—so it’s fine when I need to make some noise.’

The Penrose location is also ideal. Walid’s commute to Howick takes just 15 minutes outside peak traffic, and the site is well set up for easy pick-ups and deliveries.

A landlord who goes the extra mile 

Moving in wasn’t without its challenges—Walid’s machinery was delayed, which pushed back his start date. However, Andrew was accommodating throughout the process, and neighbouring tenants stepped in to help move and install the equipment.

‘Andrew looks after you like a friend,’ Walid says. ‘I’ve never experienced this kind of one-on-one care, listening and attention from any previous landlord. Nothing is ever a problem for him.’

Now well settled in, Walid has come to appreciate the little details that make Station205 feel like more than just a workplace. ‘The gardens are well kept, the cleaner is very thorough, everyone is friendly and Andrew is always attentive. I couldn’t ask for a better place to be.’
